When it comes to properties, the discussion can concern several elements: the target audience, the most sought-after areas, the most sought-after types of properties. Marco Giaccaglia, owner of the Luxforsale certified agency for the Ancona and Macerata areas, answered our questions by framing in detail the real estate market in which, for years, he has been operating with remarkable results.
EB: What is the current trend of the real estate market in the reference areas of your agency, the provinces of Ancona and Macerata?
MG: Ancona, with a population of about 100,000 inhabitants, is the capital of the Marche region, as well as of the province of the same name. The city, very important in the real estate market of the province, according to the OMI classification, is divided into sixteen areas and, as for all cities in the world, has a price diversification for the various real estate units, depending on whether they are located in a area rather than in another.
With regard to the real estate trend, referring to the first four months of 2022, we had a confirmation on the sale prices: the lowest found in the areas of absolute least interest (Stazione and Piano S. Lazzaro areas) which settled on an average value of about 1,100 euro / m2, with a minimum of 700 euro / m2, while more significant in the most sought-after areas of the Adriatic and Pietralacroce districts with average values of up to 2,300 euro / m2. There was therefore a positive small increase in sales values, equal to approximately one five per center between the end of 2020 and the first quarter of 2022.
Macerata, with a population of about 42,000 inhabitants, is the capital of the province of the same name.
The city, based on the OMI classification, is divided into thirteen zones and, as for all cities in the world, has a diversification of prices for the various real estate units, depending on their positioning.
Referring to the first quarter of 2022, we had a confirmation on the sales prices: lowest found in the areas of absolute least interest (Sforzacosta area and neighboring areas) which settled on an average value of about 1,100 euros / m2, with minimums of even 600 euro / m2 for small towns in the hinterland, while more significant in the most sought-after areas of seaside tourist resorts with average values of around 2,200 euro / m2. On the positive side, the evaluation of a small increase in sales values equal to about one five per center between the end of 2020 and the end of 2021.
Again as regards Macerata and its province, we found a good percentage appreciation for commercial premises which, only for the first quarter of the current year, showed an increase of about 5%.
EB: Have you managed, based on experience, to identify a target clientele that turns to your real estate agency?
MG: The Ancona market is not a particularly rich market, with an offer of "luxury" properties that is not very large from a numerical point of view. This gives rise to a type of clientele of the upper middle class, with a much more significant percentage than the average one.
EB: What are the most popular properties at the moment?
MG: As regards specifically the typology of the most sought-after properties, it is possible to state with certainty that they are the attic apartments, and immediately in the alternative the apartments that are in any case equipped with habitable outdoor spaces, whether they are terraces or gardens.
EB: What are the reasons that led you to affiliate your agency with Luxforsale?

MG: The current historical moment affects the real estate market, but I believe that there are no repercussions on the high-level one. The luxury real estate sector is never linked to problems relating to a mortgage grant or what is needed to close a purchase transaction.
